Structured project management, seamlessly run by purpose-built agents

LIHTC is not a Claude project or a chatbot. It is a structured project management platform with 80+ task-based custom agents - each purpose-built for a specific piece of the work. Every agent's primary objective is to drive the project toward its defined objectives and goals, following project policy and managing risk. Agents handle communications, create tasks for partners and agents, conduct autonomous research, and consume emails and text responses automatically. Work is managed with more rigor than any team can sustain manually.

Every agent decision carries the evidence and reasoning that justified it. Every action is auditable. Knowledge carries a citation to its source. Agents can create automations, build complex reports, discover relevant public documentation pertaining to and adjacent to your project, and continuously research unnamed risks plus evidence classified by how it relates to your work.

Underneath sits a domain-agnostic agent runtime: phases, skills, and knowledge corpora are configuration.

LIHTC vs. AI chat tools

A chat tool gives you an answer. LIHTC gives you a record.

Claude Projects and ChatGPT Projects are very good at what they are: a place to ask a capable model about files you uploaded. That is a conversation, and it ends when you close the tab. A project is a lasting record of facts, risks, policies, commitments, and decisions that has to hold up long after the conversation is forgotten.

An AI chat project

What it keeps
A thread of messages and uploaded files. What the model can consider is bounded by a context window and a per-project file limit.
What happens when it is wrong
The wrong answer lives in a conversation nobody revisits. There is no record to correct, because there is no record.
Where a fact came from
An assertion in prose. Citations are best effort, and confidence is whatever the model says about itself.
What the human does
You prompt, you read, you decide whether to believe it, and you copy the result into whatever system actually runs the project.
What happens when nobody types
Nothing. A chat project is inert until someone opens it and asks.
What you can prove later
A transcript. Useful for remembering a conversation, not for defending a decision.

LIHTC

What it keeps
A structured project record: knowledge, risks, policy, tasks, objectives, and extracted model values. Retrieval selects what matters for the moment, so the corpus keeps growing without crowding out the answer.
What happens when it is wrong
Agents do not write to your record directly. Every output is a proposal, and the system commits it through a governed loop. Corrections supersede the original with full history.
Where a fact came from
Every fact, risk, and extracted value traces to the document, email, or conversation behind it, down to the location within the source. On knowledge records, the trust tier is computed from that provenance, not asserted by the model that wrote it.
What the human does
Decisions, outbound communications, and contact changes stop for your approval. Routine facts drawn from your own documents commit through the loop. The PM is the only human the project requires.
What happens when nobody types
The digest cycle runs on new input and on quiet projects. It resolves proposals, reconciles knowledge, re-evaluates objectives, and creates the work that phase goals still need covered.
What you can prove later
A complete, queryable audit trail: the actor, the tool, the evidence used, the cost, and the outcome, with proposals retaining their justification and resolution.

Full intelligent automation, built from the ground up

Not a generic PM tool with AI features added later. Every capability was designed for AI to own the work - not assist with it. Agents research, execute, and propose refinements under project policy, managing risk.

Fully Automated

Automatic Email and Text Consumption

Agents monitor inbound email and texts continuously. Responses from consultants, city staff, lenders, and partners are automatically ingested, classified, and incorporated into project objectives without any manual forwarding or tagging.

Adaptive

Policy That Fits Your Org and Deal

Company rules, deal constraints, and how each person works all shape agent behavior. Agents also learn your team's rhythm and surface automation that speeds the people, not only the pipeline.

Governed

Knows What It Doesn't Know

LIHTC tracks open questions as deliberately as known facts. Gaps become research work. Overlaps and judgment-required conflicts can surface as proposals during digest reconciliation — not every active conflict is flagged today.

Attributed

Attributed Inputs, Not Silent Overwrites

When teammates put different statements on the record, LIHTC keeps who said what, when, and from which source. Proactive outreach to reconcile private beliefs is not shipping yet.

Living Record

Decisions Stay Tied to Current Facts

When project facts change, prior decisions that rested on them get revisited with the new context. Nothing stays locked in outdated text while the deal moves on.

Always-on

Full Project Memory

Every document, email, decision, and fact stays available for the life of the project. Agents pull the right context when they act - even across years and thousands of documents.

Proactive

Autonomous Research - Discovers Unknown Unknowns

Agents proactively research on their own initiative: discovering relevant public documentation pertaining to and adjacent to your project, seeking out environmental risks, building context around people they interact with, and uncovering tangential regulatory or market factors that indirectly affect your project. They surface what you didn't know to ask about.

Proactive

Unnamed and Adjacent Risks

Agents continuously discover risks nobody has named yet, and classify evidence by how it relates to your project. Non-direct evidence is held as a known unknown rather than treated as a fact about your project.

Self-Improving

Self-Improving Operating Procedures

When procedures underperform, agents propose better ones for review. Validated improvements stick. Each project leaves the platform more capable for the next.

Automated

Complex Report Building

Agents compile structured reports from across all project dimensions: financial performance, schedule variance, risk register, open action items, regulatory status, and more. Reports are evidence-backed, automatically updated, and tailored to the audience.

AI-Powered

Document Intelligence

Upload PDFs, emails, and forms. AI classifies by type and phase and extracts structured data with required evidence pointers at propose time.

Configurable

Project Lifecycle Engine

Parallel workstream states you configure for the project. Risk presets control sequencing. Agents keep work moving under project policy.

Automated

Reactive Intake

Inbound emails and uploads kick off intake, objective checks, and task creation. People and agents work asynchronously; the platform reconciles downstream effects when work isn't self-contained.

AI-Powered

Municipality Comment Tracking

Extract, categorize, and distribute city comments across disciplines. Track resolution status and independently verify closures before your team marks them done.

Governed

Governed Outputs, Not Silent Mutations

Agent work is proposed and checked against evidence and policy before it changes your record. Humans stay in the loop at decision gates. No confident wrong answers quietly committed.

Auditable

Full Audit Trail

Every agent decision and action records the evidence and reasoning behind it. Trace any output back to source documents and policy context.

Traceable

Verifiable Knowledge

Facts carry provenance — the source document and location. Knowledge records and chat assertions show a provenance-computed trust tier; OCR extraction confidence is not yet a stored signal.

Cost-Controlled

Budget Gates and Usage Governance

Spend checks run before agent work starts. Caps pause the pipeline before overrun. Usage is metered so cost matches task complexity.

Sandboxed

Computed Financial and Schedule Analytics

Schedule variance and scenario comparisons run from your actual project data in a controlled sandbox - computed figures, not estimates.

Multi-Party Coordination

Track action owners across consultants, attorneys, city staff, and lenders. Agents create tasks for partners and other agents automatically. Know who has the ball at every moment without chasing status over email.

PM Dashboard

Real-time health summary across all workstreams. Work logs, approvals, blockers, and pipeline observability - all in one place, without digging through threads.

A continuous intelligence loop

Not a tool you interact with. A platform that runs your project - always driving toward its defined objectives and goals, in line with project policy, managing risk - and improves itself along the way.

01

Ingest Everything Automatically

Emails, texts, uploads, and forms are consumed automatically the moment they arrive. No forwarding, no manual tagging. AI classifies, routes, and incorporates each input into the active project objectives.

02

Agents Plan and Execute

Purpose-built agents handle communications, draft responses, create tasks for partners and other agents, run calculations, and produce structured proposals. Proposals carry evidence pointers. Work agents do not mutate your record directly.

03

Research Runs Continuously

On its own, the platform discovers relevant public documentation pertaining to and adjacent to your project, researches direct, adjacent, and potential risks, builds context around the people and entities it interacts with, and surfaces what you didn't know to ask about.

04

Review and Approve

Decision gates surface what needs your attention. Every action carries its evidence and reasoning. You approve, pause, or redirect — the system handles execution. Full audit trail at every step.

05

Track Across All Workstreams

Real-time dashboards across every discipline. Complex reports built automatically. Know exactly who has the ball, what is blocked, and where risk is building — without digging through threads.

06

System Adapts and Improves

Agents adapt to your preferences, your team's communication style, and your decision patterns. They propose refinements to project and phase policies and to their own operating procedures for review. The platform compounds operating knowledge over time.

PM Chat

A super-smart assistant that lives inside your project

Ask questions, run scenario analysis, get suggestions, and trigger automated workflows — all through a conversational interface that knows your project as well as you do. It assists you without getting in the way of the automated pipelines that keep things moving.

Ask anything about your project

Pull status on any workstream, surface blockers, or get a plain-language summary of where things stand — without digging through records.

Run live scenario analysis

Ask the agent to model a rate change, cost overrun, or schedule slip. It computes real figures from your project data and walks you through the implications.

Suggest and trigger automated workflows

The agent can recommend the right next skill and trigger it directly — kicking off the automated pipeline while you keep moving.

Stays out of the pipeline's way

Automated pipelines run independently - intake, objective routing, and task dispatch. The PM agent doesn't block or compete with them. It assists you while they work.

Flagging something that isn’t on your schedule yet: the Phase 2 units are still titled as vehicles with the CO DMV. Converting them to real property (affidavit of affixation, then a Certificate of Permanent Location filed with the Elbert County Clerk and Recorder, then canceling the DMV title) usually takes 6–8 weeks once the foundation and utility hookups pass inspection.

Your permanent loan conversion is set for Oct 3 — if this isn’t recorded before then, the lender can’t close the take-out loan. You’d need to start the filing within two weeks. Want me to reach out to the Clerk and Recorder’s office to confirm their documentation requirements and turnaround?
Yes, go ahead and reach out to them.
Reaching out to the Elbert County Clerk and Recorder
I’ll follow up here once they confirm the requirements. In the meantime, I’ve added:
Event: Start conversion filing by Sep 19 Knowledge: Real-property conversion requirements Risk: Loan conversion blocked if unrecorded by Oct 3

Encryption Everywhere

Data encrypted at rest with AWS KMS (customer-managed keys) and in transit with TLS 1.2+. No plaintext ever.

Queryable Audit Trail

Every decision, proposal, and action is traced to its source records — documents, emails, knowledge facts, policy, and reasoning. Complete, queryable audit trail — not a dedicated AU-family event stream.

Governed AI - No Surprises

Agents never write to your data directly. Every output is a proposal. Every action is logged, metered, and auditable. Budget gates halt execution before caps are hit - not after.

US Data Residency

All data remains in us-east-1. SCP-enforced region lock - no cross-region data movement without explicit authorization.
